Change of concept to one of the most anticipated projects in Warsaw. Echo Investments and AFI Europe have presented a new development plan for Towarowa 22. This time the project was created by Polish architects.
Warsaw will regain another quarter of the post-industrial zones in Wola. The main elements of the new project will be a huge park and a renovated pavilion of the House of the Polish Word. However, the original plans for this place were different.
Towarowa 22 changes the project
The business center of Warsaw, which has been located in the Rondo Daszyńskiego district for several years, will acquire a new, very characteristic element.
“Project at st. Towarowa will divide the site of the former printing house into eight new blocks, between which there will be streets, walking and cycling routes. The concept involves the reconstruction of the street. Vronya and passages between Chlodna and Panjska, as well as on the ground floors, providing functions such as shops, cafes, restaurants and services. The two central quarters of the square with the restored pavilion of the House of the Polish Word will become a public space, an open park of the Polish Word, part of which will use the structure of the former halls. Around the park there will be buildings with apartments, offices, apartments for rent and services needed on a daily basis. The total usable area of the buildings will be more than 200,000 square meters. sq m. - we read in the message of investors.
“We want Towarowa 22 to be an exemplary example of a modern city built with the current needs of its residents in mind, respect for its past and concern for the future. That’s why we put a lot of effort into creating the perfect combination of buildings and public spaces. The project, successfully inscribed in the context, environmentally responsible, open and friendly, is a symbiosis of man and nature. We are also committed to the use of historical heritage. We propose to use the structural elements of the most interesting factory workshops as the basis for a modern multi-level city park, a green enclave that Wola lacks so much. This is a unique architectural solution on a European scale, demonstrating a completely different look at the use of the historical character of buildings - says Maciej Rydz, Partner at Jems Architekci.
It was the hall of the demolished center of Jupiter that was a great inspiration for the architects. “When we entered the hall, we were breathless. It looked like the Millennium Falcon had just flown out of it. — they said at the presentation of the new project.
Skyscrapers that will finance the project
In contrast to the project presented a few years ago by Bjarke Ingels from BIG studio, in the new visualization prepared by JEMS Architekci, we saw high-rise buildings. The buildings, which will partially house rented apartments, and the highest of them will be offices, should become a kind of compensation for the investor for the “loss” of the area, which will be occupied by a huge park. Thanks to the additional space in the buildings facing the street. Tovarova, such a large area can be allocated for new green areas, which should become the hallmark of the project.
