Buy an apartment during the war: how much does housing cost in Kyiv and Lvov

Since the beginning of the year, apartment rentals have risen in price in Ukraine. It is high in the western and some central regions of Ukraine. And what can we say about real estate prices in the primary market.

Finance.ua decided to investigate the prices for finished apartments from developers in the largest cities of Ukraine.

To do this, the editors conducted research and selected individual residential complexes that meet the following requirements:

• houses have already been put into operation;

• apartments in houses are on sale from developers;

• residential complexes are not designated as problematic;

Kyiv.

The cheapest apartment in the primary capital of the capital is a 1-room apartment with an area of ​​26 square meters. It costs 728 thousand UAH. (UAH 28,000 per “square”). The most expensive is a 3-room apartment (UAH 208,500 per square meter) for UAH 39.2 million.

The pricing policy of developers for new buildings that have received a certificate of commissioning, today in Kyiv is as follows:

1 room - from UAH 702 thousand (26 m²) to UAH 10.45 million (75 m²);
2 rooms - from UAH 1.18 million (38 m²) to UAH 15.77 million (130 m²);
3 rooms - from UAH 1.89 million (117.92 m²) to UAH 39.2 million (188 m²);
4 and 5 room apartments - from UAH 1.86 million (115.74 m²) to UAH 28.22 million (298 m²).

However, in the capital there are still apartments for sale from developers in houses that were introduced decades ago, but still this is the primary market. Most often, apartments for sale are in houses commissioned in 2021-2022.

If we calculate the median value of all apartments available for sale from developers, then the cost of housing in the capital is distributed as follows:

1-room apartments - 2.35 million UAH or 55,575 UAH/m².
2-room apartments - UAH 4.22 million or UAH 63,775/m²
3-room apartments - UAH 5.64 million or UAH 53,050/m²

It is noted that in Kyiv housing is most often found at a cost of UAH 4.5 million, and the median price per square meter will be UAH 57,000.

Lvov.

As of the first quarter of 2023, the cost of apartments by number of rooms is distributed as follows:

1-room apartments - from UAH 1.81 million (48 m²) and up to UAH 5 million (55 m²);
2-room apartments from UAH 1.87 million (52 m²) and up to UAH 8.91 million (87.3 m²);
3-room apartments from 2.43 mln. (67 m²) and up to UAH 8.99 million. (91.2 m²);
4- and 5-room apartments - from UAH 18.95 million for 215.89 m².

On average, the cost of one-room housing is UAH 3.5 million, and the median cost per square meter is UAH 60,650.

Two-room apartments most often cost within UAH 4.4 million or UAH 53,050/m², three-room and multi-apartment premises - UAH 5.12 million and UAH 47,400/m², respectively.

The most expensive apartments in Lviv are 5-room apartments with an area of ​​721-740 m² priced from UAH 24.63 million (UAH 33,250 – 34,150/m²), and the cheapest one-room apartments cost UAH 1.81-1.9 million.
