The Minister of Development and Technology, Waldemar Buda, announced that a special page with information on the prices of real estate transactions will be created. Up-to-date data will be provided by notaries. The Minister argues that through the dissemination of knowledge, buyers will be able to negotiate better prices. In 2024, we will find out if this really works.
Minister of Development and Technology Waldemar Bude, who is responsible for the implementation of the latest state housing program “First Apartment” and “Safe 2% Loan”, is regularly asked by journalists whether state subsidies to the loan will lead to an increase in real estate prices. Each time, the minister replied that if someone makes such accusations, then he does not understand the market. The head of the Ministry of Development claims that the biggest problem for developers for many months remains the small number of people who want to buy an apartment.
“First apartment” and “Reliable loan 2%”. Will they raise real estate prices?
– About 230,000 sq.m. are built annually in Poland. apartments. The program will take about 30,000, so there will be no price increase. Today there are no buyers for apartments, developers are curtailing construction. If someone says that prices will rise, then they do not understand this roar and let them update their knowledge, - Waldemar Buda said a few days ago on the air of Polish Radio. “We are concerned that developers will not restrict construction because of a demand problem.
Due to the latest housing program due to start in July, the cost of loan payments will decrease. Analysts at HRE Investments compared whether it would be more profitable to continue renting real estate or use a government project, and concluded that one of these options is definitely more profitable. Which? We explain in this text.
Minister Buda wants a search engine with current transaction prices
Does the ministry have the tools to make real estate prices drop a little? This was announced today by the head of the department. PAP studio will take steps to achieve this goal.
Asked how his ministry plans to deal with “artificial demand” in the housing market, he pointed out that “today the market is based on a kind of bubble”, where pinball machines operate, tasks in the primary market are completed and there is no knowledge of how many apartments are sold in real terms. In his opinion, all this leads to the fact that “the spiral is twisted.”
He said that the ministry intends to introduce a transparent presentation of transaction prices, in which “it will be visible on an ongoing basis, even how much real estate was sold on any given day.”
Information is provided by notaries on the basis of real notarial deeds.
To do this, a special website will be launched, on which the data provided by notaries will be published on an ongoing basis, with the exception of confidential data.
- The city, district, area and value of real estate will be indicated there, - the minister said.
Minister Buda noted that although we have data published by voivods, they refer to entire voivodships and are therefore unreliable. In addition, they are published with a very long delay. Meanwhile, up-to-date data on specific cities allows buyers to negotiate effectively.
Developer proposals must include prices
The minister also wants more transparency from developers. Today they present visualizations on their websites, praise their investments, also provide forecasts of all apartments, but - in most cases - it is in vain to look for price information. Although there is no more important information for a potential buyer, he has to be content with laconic “prices from PLN 8 thousand”. Those who have been looking for a long time know this game well. There is usually one apartment at an attractive price that is already booked when asked, but it becomes a keyhole to advertise the whole offer as cheap and especially attractive.
By the way, the number of voivodeship cities where the average price per square meter is less than PLN 10,000 is decreasing. zloty. Ten or so days ago this barrier was overcome in Poznań, Łódź is one step away.
The minister wants to oblige developers to publish the prices of offered apartments on their websites.
- There can be no situation in which developers submit housing offers without specifying a price, he said.
